How many of these promises have you heard. If you hear a promise that your listing agent is going to buy your house, then stop and think if that was the case then there wouldn't be any foreclosures! The reason why the listing agent doesn't buy the home is not that the house sells but that no one would really take this "special guarantee". I have been told it goes like this, you meet with the agent and they tell you that for this program its a 7% listing and then they tell you that you will have to reduce your price X dollars every week till it sells or the price hits their target price to buy your home. Their target price is one were almost anyone would buy your home! Plus they get a big commission – all 7% since they are the listing agent and the buyer. So, stop and interview several agents before you list your home. When you are finished then call me at 214-717-LIST (5478) and I will not give you one of these "deals." Yes its true, the subprime mess has taken a toll on the market. Mostly psychologically. The greater Dallas never experience the great appreciation on housing as seen on the east or west coast, so therefore we have lesser downturn. Many articles are citing that the Dallas area has strong job growth and home prices are actually up over last year. But, its true that there are more homes on the market and less selling...so what is the lesson? Well, know that it will take longer to sell your home but you might get closer to your original list price. This will only hold true if your home is what I call a "cherry". Another words their are so many homes on the market that need paint, carpet, smell bad, unkept, etc that consumers are only buying homes that look great. The problem is that there are not as many lookers so showings are down. Words of advice: Buyers: If you can do some handy work then now is the time to start looking for your home. Prices on homes that are not cherrys will continue to decline which will offer you a great opportunity. If you dont like doing handy work and want a ready to move in home then don't try to find a HUD home or a foreclosure or a stressed short sale, since these inevitabily will need work. Instead you need to be ready to pay close to market price before someone snatches it out from under you! Sellers: Its time to fix up your house. If you are listing soon or even in the Spring, now is the time to invest in your home. Why not enjoy the updates before you put the house on the market? Paint, tile, re-grout the shower, steam clean the carpets, whatever it takes to make your home compete with the best on the market. When was the last time you checked your electric bill? I found out that I have reduced my overall usage, yet my bill is still going up. So, I decided to really monitor my energy bill and the price per kWh. Did you know that most homes in Texas pay more in August and September than any other month of the year. This isn’t because of rate hikes necessarily, but because its HOT! We are lucky so far compared to other years since the rain has kept the temperatures lower. But knowing that historically that my August and September bills are my yearly highest, I decided to take action. After visiting www.powertochoose.org I copied all the plans to EXCEL and highlighted those with the best price per kWh. After selecting my top three I called and asked them specifically about their plans and I feel that YEP has the best deal. The told me today that the rate is 11.5 cents a kWh and lower if you use over 1,500 kWhs. That is 1.75 cents cheaper than Dynowatt at 13.25 cents. Saving $35/month is $420 a year! Look at your history for August and September and calculate your potential savings. Now you have to watch out since I was with Dynowatt and several months ago they had the best deal. So, if you are up to the challenge you can save $30-60 a month on your electric bill if you watch the kWh charge on your bill and switch every quarter.
